- MUST MEET 3 Times Your Monthly Gross Income (Income Before Taxes) (EXAMPLE: If Rent is $500, Your Monthly Gross Income Needs to be $1,500)
- Residence History
- Employment Verification
- Credit Check
- Criminal Background Check
- Proof of Renter’s Insurance
- Pet Screening (click for more information)
Co-Signer Applications [STUDENTS ONLY]

- If you are a full-time undergraduate and/or post-graduate student, a co-signer is required.
- All Co-Signers are required to show documentation that their Monthly Gross Income (Income Before Taxes) is 5x the Monthly Rent (EXAMPLE: If Rent is $500, Your Monthly Gross Income Needs to be $2,500)
The following will result in an automatic denial for this portfolio:

- Prior Evictions (including being filed on for evictions in court) or balances left at another rental property
- Under or above the income bracket
The Criminal Background Requirements are as follows:
A search for criminal history will be conducted on all members of the household eighteen (18) years and older. Within 6 years of the application date, the applicant must not have been convicted of and/or released from prison for any of the following:
Felony or Misdemeanor Involving:

- Physical violence to any person(s) or where assault is an essential element of the offense
- The manufacture, sale, and/or distribution of illegal drugs/controlled substances
- Harassment or peeping
- A sexual related offense
Felony Involving:
-
- Unlawful use or possession of a weapon
- Destruction of real and/or personal property
If any of these apply to you it will be an AUTOMATIC DENIAL.

The Affordable Housing portfolio is income restricted. Click HERE to view the income restrictions and qualifications. (Annual income cannot exceed the listed income restrictions per your household size. However, if you are over income, please consider our Traditional Portfolio.)
